The Vatamina complex in Kutná Hora
This is a very attractive location within walking distance of the center of Kutná Hora. Construction & extension of the first phase of this project is currently underway, where the original 3-story building will be converted into a 5-story building with a modern design, which should be completed in 2025. The next phases of the project are currently being developed in close cooperation with the City of Kutná Hora, which has already signed a cooperation agreement with us. In total, approximately 80-100 apartments are to be built on the site, which covers over 1 hectare.

Apartment building Raisová Street, Tanvald
This is a renovation & extension of the former Czech Railways guesthouse. The project will comprise a total of 15 apartments.
The glass-enclosed lobby with a fitness center on the ground floor of the extension will be complemented by a sauna and relaxation room on the second floor. The project is located 100 meters from the train & bus stations & close to the main road to Prague. At the same time, its location on a hill offers views of the surrounding countryside.
Apartment buildings Sokolská & Čáslavská Kutná Hora
In August 2024, we received a building permit for the construction of a house on Sokolská Street.
It consists of 11 residential units. The project is located 250 meters from the Kutná Hora city train station, making it the gateway to the city center. The city plans to build a new bus terminal at the train station & adjacent streets.
We have already signed a cooperation agreement with the city of Kutná Hora for both projects.

Residential space – Pernerova 4, Prague 8 – Karlín
A modern beauty salon is being created on the ground floor and basement, which will offer top-quality services in the field of body, hair, & skin care. The salon will be closely linked to a dance studio & rehearsal rooms in the same building, creating a comprehensive concept focused on beauty, movement, & a healthy lifestyle.
Completion of the salon is planned for the second half of 2025. It will welcome its first clients later this year.

Terraced houses in Lukavice, Rychnov nad Kněžnou district
Czech Karst Guesthouse
The building dates back to the second half of the 19th century & is located in one of the quietest villages in the Bohemian Karst. The guesthouse had a long tradition in the past, when the filming of the movie Karlštejn was celebrated here. Several films were shot in the guesthouse itself.
The renovation is currently being completed & the apartments are already available for both short-term & long-term rental.
Land Úholičky district Prague West
Together with a business partner, building plots were purchased in 2022, but there was a problem with connecting them to the electricity supply due to unfavorable neighborly relations on the plots through which the power lines were to be routed.
At present, all plots on the street have a contract with CEZ, & the completion of the road with final approval & handover to the municipality is planned. We already have interested parties for both plots, & contracts should be signed in the near future.
Completed and finished projects
Railway Station 631&637 Kutná Hora
The project was implemented between 2019 and 2021 with the original intention of retaining the rental apartments. A total of six new apartments were created, six original apartments were renovated, & two smaller non-residential spaces were added. However, during 2023-24, most of the apartments were sold. The company will retain only the non-residential spaces. On the left side of house 637, construction of the Sokolská project will begin this year.

Apartment House Bělohorská 55, Prague 6
This property was purchased in 2021, & after two years of work on changing the structure & operation of the existing building, it was sold at a profit in 2023. However, we continue to lease this property & sublease the units through our subsidiary Wall Strong s.r.o. until the new owner announces the start of construction.

Sales management for apartments & penthouses in the Kajetánka project, Prague 6
The Kajetánka project, which won many awards during its construction, is exceptional for its size & adjacent park with a restaurant by the lake. All this is located not far from Prague Castle & the very center of the capital. I&P realis s.r.o. was responsible for the complete sale of all apartments in a total of three stages of the project.

Sales management of the Orangerie Prague 6 Břevnov chateau
The last of the properties to be sold in the former vineyards owned by the Benedictine Sisters of Prague Castle was the beautiful & spacious Orangery. The Orangery building & its adjacent garden were subsequently very sensitively renovated and became the home of Keen Software House & GoodAI, headed by Marek Rosa.
